Welcome to this lovely villa in the calm Watersong community. Watersong welcomes you with security gates, a spacious Clubhouse, a community pool, well-kept grounds, and a peaceful conservation area surrounded by woods.

This villa is made to make your stay fantastic. The living room has comfy seats, a big flat-screen TV, and an Xbox for gaming. You'll enjoy a beautiful view of the pool and conservation area.

The kitchen is big, has stainless steel appliances, and is fully stocked. There's a formal dining area, a cozy breakfast corner, and barstools for casual dining. With four bedrooms, the villa can comfortably fit your group.

The first master bedroom has a king-size bed and an en-suite bathroom with a bathtub, shower, separate toilet, and double vanity. The second master bedroom also has a king-size bed and a luxurious en-suite bathroom. This bedroom has direct access to the pool deck.

The third bedroom has a queen bed and a sofa bed, with a bathroom nearby. You can also access the pool deck from this bedroom. The fourth bedroom is great for the younger ones, with two twin beds and a bathroom.

All bedrooms have large flat-screen TVs for entertainment. Outside, find a large pool with a spa,  reaching 7 feet deep. The pool area has a covered lanai with comfy seating to enjoy the view. The villa includes a spacious tiled games room with ping pong, foosball, and a pool table for hours of fun.

The whole house is yours to use, except the owner's closet. We're available in person or by phone if you need help. Pool and spa heat aren't included but can be added for $50 per day due to the large pool.

Watersong homes face conservation areas for a peaceful atmosphere. The driveway fits three cars for easy parking.

The villa is self-catering and comes fully equipped. You'll find initial supplies of toilet paper and one kitchen garbage bag. Bring or buy additional items like napkins, paper towels, garbage bags, coffee, filters, laundry and dishwashing detergent, soap, shampoo, conditioner, toothpaste, and toothbrush.

Please tie trash bags before putting them in the bin and avoid noise disturbance. Keep noise levels down, especially in the early mornings and late evenings, for a peaceful environment. Follow the agreed-upon terms and conditions to enjoy your stay. Failure to comply may lead to eviction without a refund.

DAMAGES
If you find major damages upon arrival, please report this to the management company. It is not necessary to report normal wear and tear. If you damage something on the property, please contact them so we can assess the damage and promptly repair/replace the damaged item. Please note that we can pursue legal action for damages that occur in the home should it exceed the amount of your insurance. Therefore, please be proactive and report any accidents or damages accordingly.

Self Catering
The villa is fully equipped, furnished and self-catering. The villa comes equipped with an initial supply of Toilet Paper and one Tall Kitchen Garbage Bag.
Some helpful items to bring or purchase are as follows:
-Napkins and additional Toilet Paper, Paper Towels and Garbage Bags
-Coffee and Coffee Filters  -Laundry and Dishwashing Detergent,
-Hand and Body Soap, Shampoo/Conditioner, Toothpaste/Toothbrush

Daily maid service is not provided. The home is self-catering and professionally cleaned upon each guest’s departure. Guests are expected to maintain the accommodation in an acceptable condition. Guests are responsible for washing their own towels, linens, dishes, cups, pots, pans, etc. If on arrival you find a problem with housekeeping, please notify the management company ASAP and the Property Manager will be pleased to have housekeeping rectify the problem.

Please only deposit trash in a tied bag. Do not deposit individual items into the bin. If you put the trash out the night before, please make sure the lid is firmly closed. Critters love trash and will do anything to get to the left overs.

Below are key policies that we must enforce. Please adhere to these policies. Additional fees will apply if these points below are not followed or the villa is found to be in a condition, which renders it unable to be rented to the next arriving guest.
No Smoking: Smoking is not allowed on the property. A cleaning fee of USD 350.00 plus tax will be assessed to any guest violating the smoking policy to cover extra costs for sanitizing the home.

The large modern family lounge overlooks the pool deck and features two large sofas. It has a 55'' flat-screen smart tv. The family room is extremely spacious and leads directly into the open concept kitchen complete with island / breakfast bar and dining area that seats eight people. The layout creates a fantastic and welcoming family living space at the heart of the home.

BEDROOMS
The large master bedroom walks out directly to the private pool and has a King-size bed, large 50'' flat-screen smart TV, walk-in closet (wardrobes), and a generous en-suite bathroom with walk-in shower and a separate toilet / WC with second wash room that can also be accessed directly from the pool area.

The second master has a Queen-size bed, fitted wardrobes, large 50'' flat screen TV and large en-suite bathroom with a generous walk-in shower, spacious tub and separate WC.

The third bedroom has a full bed, 40'' flat screen TV and fitted closet space.

There is a good amount of patio space to relax by the pool in the Florida sun whilst using the complimentary gas BBQ.

The pool can be heated for an additional fee. We recommend pool heat from October to April.

Other things to note

ACCESS: Our home features Express check-in. Guests will be emailed an entry code so they can check in directly and be fully contactless. This means there is no need for you to collect keys from an office. You can start your vacation right away. This home has a keyless entry system. No keys will be given. The code for the keypad will be provided in the check-in details.

STARTER SUPPLIES: This is a self-served unit and we recommend all guests to purchase daily necessities prior to their arrival. We do provide the first roll of toilet paper, small hand soap for each bathroom, 1 x dishwashing capsule, 1 x trash bag.

FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence all food items will be removed after the guest checks out and no condiments will be provided prior to check-in.

POOL HEATER: The pool can be heated for an additional fee of $25 per day. This is recommended between the months of October & April. Pool heat is only available for the entire stay and must be requested with 3-day advance notice. Please note that pool water may take up to 24 hours to be fully heated. The pool heater works through heat exchange and might not function in cooler weather. This is not an equipment fault.

BOOKING FORM: All guests must complete a booking form and agree to our standard terms and conditions. This will request guest names and ask for personal details. This delightful 2 story Villa is located in the Watersong Resort and is in a peaceful setting with conservation views from the Pool lanai area. The Villa is large enough for 2 families or a group of friends with two living areas to relax and socialize after a long day out and about in Orlando. There is a King Master Bedroom with Ensuite Bathroom on the ground floor. The Queen Bedroom with Ensuite Bathroom, two themed twin bedrooms each with 2 single beds are all located on the second floor.

The upstairs twin bedrooms are themed for Harry Potten and Disney's Fantasia - each twin bedroom contains 2 single beds.   The kitchen is well equipped for cooking up a family meal or putting together a quick snack and there is a breakfast nook area seating 4 persons for you to enjoy.  The formal dining area seats 6 persons.  There are two living areas in this home.  The family room has a large TV with 2 sofas to enjoy a family movie night and the other living area has a large corner sofa to relax and chat about the day's activities.
There is a downstairs bathroom located near to the garage where the pool table is situated for Guest use.  The Owners have also provided a washer and dryer for your convenience. 
Outside in the Pool Lanai area, there is a patio table and 6 chairs for Al Fresco drinking and dining whilst watching the natural habitat of the conservation area.  The pool faces West so you will be able to enjoy the spectacular Floridian evening sunsets whilst relaxing on one of the four pool loungers.

The pool can be heated for your stay during the winter months for an extra cost.
