Finally, take 2% off gross rental income for delinquency ($18,000 x 2% = $360).Now, deduct your annual mortgage payments from your NOI ($12,340 – $10,800 = $1,540). This is your annual cash flow, which isn’t bad since it’s a passive income that required no time or work from you.
